2014年开始的房价下探趋势及个别断供现象,令房地产抵押贷款的风险突显出来,房地产抵押贷款风险控制指标体系的构建迫在眉睫。本文在分析和总结目前国内房地产抵押贷款风险控制指标体系的架构的基础上,尝试提出改进房地产抵押贷款风险控制指标及其评价标准的建议。风险控制指标体系的分类目前房地产抵押贷款风险控制指标分为以下三大类。第一类风险评价指标旨在对金融机构整体金融资产的风险进行评价。这类指标分为国际指标和国内指标两大类。国际指标又分为国际货币基金组织制订的金融稳健性指标评价体系和国际金融机构的指标体系;国内指标又分为监管机构指标、金融机构指标两大类。第二类
The downward trend of housing prices since 2014 and the phenomenon of individual interruptions have highlighted the risks of real estate mortgage loans. The construction of an index system for risk control of real estate mortgage loans is imminent. Based on the analysis and summary of the structure of the risk control index system of real estate mortgage loan in our country, this paper tries to put forward some suggestions to improve the risk control index of real estate mortgage loan and its evaluation criteria.
