随着我国社会主义现代化建设进程的不断加快,社会财富累积不断增加,人们开始探索多元化的投资渠道以增加原有财富的保值增值。土地作为一项有形资产为使用者带来了巨大的经济效益,同时,土地的附加价值更加吸引了诸多投资者的目光。我国现行的土地制度为社会主义公有制,这项制度所明确规定了土地使用年限,而土地使用年限则在一定程度上制约了土地投资市场的发展,其容易导致投资行为短期化问题产生,不利于社会资源的最大化利用。本文以住宅基地使用年限为例,从我国现行土地使用权年限制度特点出发,对我国土地使用权年限若干问题进行探究。
With the continuous acceleration of the process of socialist modernization in our country and the accumulation of social wealth, people have begun to explore diversified investment channels to increase the value of the original wealth. Land as a tangible asset has brought tremendous economic benefits to users. At the same time, the added value of land has attracted the attention of many investors. The current land system in our country is public ownership of the socialist system. This system clearly stipulates the useful life of the land, while the useful life of the land restricts the development of the land investment market to a certain extent. This may easily lead to the short-term problems of investment behavior and is not conducive to Maximize the use of social resources. This article takes the life span of residential base as an example, based on the characteristics of the current land use rights system in our country, this paper probes into some problems of the land use rights in China.
