城市社区公共设施是保证大型保障房社区适居性的重要要素。选择南京市大型保障房两种社区公共设施供给路径的代表案例,对设施供给进行评价、对居民满意度进行测度,发现在有规划有建设的条件下,设施使用运营存在问题,两个案例有差异有共性;总体满意度不高,然而不同设施、不同属性居民的满意度不平衡。在数据分析和案例对比的基础上总结出供给机制中的经验与问题,并在宏观空间决策、保障房特殊性应对、适应调整的灵活性以及长效运营方面提出机制优化建议。
Urban community public facilities is an important factor to ensure the community living in large affordable housing. This paper selects representative cases of supply channels of two kinds of large-scale affordable housing in Nanjing and evaluates the supply of facilities and measures residents’ satisfaction, and finds that there are problems in the operation and use of facilities under the planned construction. There are two cases The differences are common; the overall satisfaction is not high, however, the satisfaction of residents with different facilities and different attributes is not balanced. Based on the data analysis and case comparison, this paper summarizes the experience and problems in the supply mechanism and puts forward the mechanism optimization suggestions in macroscopical decision-making, protection of housing specificity, flexibility in adjustment and long-term operation.
