房地产作为驱动中国经济的主导产业,在其饱受诟病的同时,无可否认房地产仍是当今最有力的消费刺激因子。随着房价逐步攀升,其涨幅已经远超工资涨幅,贷款便成为城市多数居民消费住房的唯一选择。本文以新疆乌鲁木齐市特定贷款人群为目标样本,针对居民购房贷款行为影响因素进行分析。利用SPSS软件,采取二元Logistic模型对影响购房贷款行为因素进行回归分析。分析发现,年龄、共同还贷人数、还贷主体、家庭月收入、年利率接受程度、月还款额与月收入比以及对月还款额看法等指标检验值水平显著,其他变量不显著。建议健全和完善我国法制环境,保护公民合法权益,规范住房信贷市场,实现信贷差别化对待,提高收入水平,健全社会保障体系是购房贷款市场合理健康发展的基础。
As the leading industry driving China’s economy, real estate has been criticized at the same time, it is undeniable that real estate is still the most powerful consumer stimulus today. With the gradual rise in house prices, the increase has far exceeded the wage increase, and loans have become the only choice for housing for most urban residents. In this paper, Urumqi, Xinjiang specific loan groups as the target sample for residential mortgage loan behavior analysis. Using SPSS software, using the binary Logistic model to conduct regression analysis of the factors that affect the purchase of housing loans. The analysis found that the level of test value of indicators such as age, the number of repaying loans, the main part of the repayment of the loan, family monthly income, the annual interest rate acceptance, the monthly repayment and monthly income ratio, and the monthly repayment amount are significant. The other variables are not significant. It is suggested that improving and perfecting the legal environment of our country, protecting the legitimate rights and interests of citizens, standardizing housing credit market, differentiating credit, raising income level and improving social security system are the basis for the reasonable and healthy development of home loan market.
