随着中国城市家庭房产价值的不断上升,夫妻双方关于房产产权分配的博弈日益成为中国社会一个引人注目的社会现象。本文从理论和实证角度,对性别比率和离婚率两种因素对家庭住房产权分布的影响进行了研究。在理论部分,本文通过一个两期效用模型识别出这两个因素的影响机制。在实证部分,本文利用CFPS调查中有关家庭房产登记情况的信息构造一个独特的指标,来代表家庭内部住房产权分布状况。广义序数logit回归结果表明:性别比率和离婚率的提高都会显著增加女性占有产权份额。这一结果加深了我们对婚姻市场与家庭内部产权分配关系的认识。
As the value of urban real estate in China continues to rise, the game between husband and wife on the distribution of property rights has increasingly become a noticeable social phenomenon in Chinese society. This article studies the impact of gender ratio and divorce rate on the distribution of family housing property rights both theoretically and empirically. In the theoretical part, this paper identifies the impact mechanism of these two factors through a two-period utility model. In the empirical part, this paper uses the information about the registration of family property in the CFPS survey to construct a unique index to represent the distribution of housing property within the family. The results of generalized logit regression show that the increase of sex ratio and divorce rate will significantly increase the share of women in property ownership. This result deepens our understanding of the relationship between the marriage market and the distribution of property within the family.
