房地产由于其自己的特点,即位置的固定性和不可移动性,在经济学上又被称为不动产。房地产是房产和地产的合成,不能移动或者移动后会引起性质形状改变的财产。我国现阶段对房地产实施宏观调控政策,使之面临巨大的融资压力。而作为一种资金密集型产业,房地产企业对项目的投资成本大、周期长,因此其发展受到了严重的制约。外资房地产由于其外资性质也面临这种风险甚至更大的挑战。传统的融资渠道已无法满足房地产前期资金流动的需要,因此需要为了确保企业前期开发的正常运行,必须扩宽融资渠道,解决好项目所需的资金。
