世邦魏理仕在2015年相继发布了两篇《中国工业地产新常态》系列文章,梳理分析近年政策面对于工业土地以及产业园区发展的聚焦、引导,以及市场趋势。无论从政府政策导向出发,还是市场的规律都揭示出未来整个市场中工业土地的开发利用将更为集约化,粗放式的发展逐渐难以为继。而在具体推进工业进程以及工业土地运用过程中,将更多受到市场要素的配置指引,逐步脱离过去以优惠政策强力介入产业发展,持续以低效的补贴来刺激经济发展的模式。
