房地产的开发是一个在不断变换的市场环境下进行投资、开发经营和回收的动态过程。房地产投资具有周期长、数额大、变现能力差、风险大、收益高、区位固定并易受政策制约和影响等特征,这些决定了房地产投资环境对投资风险的影响是客观存在的。因此,企业要降低房地产投资项目的风险,就必须对房地产投资的市场进行分析。
