就在各地严查“小产权”房时,济南传来消息,已率先“开炸野楼盘”。与此同时,所谓的“大产权”房价开始了新一轮上涨,有的幅度甚至在千元以上。在我国,土地有全民和集体两种所有制形式。不知政府强行拆除建在集体所有制土地之上的“小产权”房是否有法律依据。政府一直致力于宏观调控以期降低房价,房价却越调越高。而“小产权”房价格低廉,是否可以考虑通过合理的方式对“小产权”进行整改,让它成为高价房市的一个补充。本文对“小产权”房热销的原因、购买小产权房存在的风险以及合法化出路作了分析,旨在引发大家进一步思考和探讨。
