对于资金密集型的房地产企业来说,有效配置和使用资金尤为重要。本文仅就其资金的使用和降低资金成本提出几点看法。(一)开发资金的筹措1.用于项目开发建造的资金,实务中较多地会用到银行的房地产开发贷款。从贷款的资金成本来说,由于房企已先行投入土地资金,且项目的规划、建造等前景已经很明朗,从贷款方角度看,相对于购地的资金投入,其风险已小许多,因此此种贷款资金的成本会相对较低。
