住房市场存在的问题当前房地产市场出现了一些不断降温的状况,反映出房地产调控政策取得了一定的成效。然而,房地产市场仍然存在着一些问题。一、中国住房市场由于政府职责与市场作用不明晰。导致房地产存在泡沫。中国房地产明显存在投资过热现象,这可以从三个指标测度结果验证:房地产投资增长率/GDP增长率;房价收入比;房地产开发贷款额/金融机构贷款总额。 Housing market problems The current real estate market there have been some cooling conditions, reflecting the real estate control policies have achieved some success. However, there are still some problems in the real estate market. First, China’s housing market due to the role of government and the role of the market is not clear. Lead to the existence of real estate bubble. There is a clear overinvestment phenomenon in real estate in China. This can be verified from the results of three indicators: real estate investment growth rate / GDP growth rate; house price income ratio; real estate development loan amount / total financial institution loan amount.
