本文分析了胡志明市的体制框架以及1998到2001年期间报纸上登载的房地产信息,运用效用价格模型来分析胡志明市所售房产的价格模式,以验证不同形式的房产所有权的价值是如何在市场上得以体现的。研究显示不同形式的房产所有权在得到那些高度自治的政府体制保障的情况下,代之以一种双重的,合法的形态,在市场上流通。除此之外,法律承认的房产所有权证书本身并不是房地产权益最具价值的表现形式。研究的结果说明,房产所有权的价值来源于特殊的市场体制框架所能提供的保障。
This paper analyzes the institutional framework of Ho Chi Minh City and real estate information published in the newspapers from 1998 to 2001 and analyzes the pricing model of real estate in Ho Chi Minh City by using the utility price model to verify how the value of different forms of ownership of real estate in the market To be reflected. Research shows that different forms of property ownership are replaced by a dual and legal form and circulated in the market, with the guarantee of highly autonomous government systems. In addition, the legal recognition of real estate ownership certificate itself is not the most valuable manifestation of real estate rights and interests. The results of the study show that the value of property ownership derives from the protection afforded by the special institutional framework of the market.
