梯级消费模式表明,买房置业的客户有清晰的等级划分,通常可分为四个需求阶层:其一,基本需求。这些客户对价格(单价和总价)敏感,主要关心房子是否买得起。第二,关注房屋物理属性。如建筑功能、平面面积、布局、通风、采光等。第三,关注内外环境,社区的绿化景观、外部延伸的大区域环境,重视居室空间的处理和环境对人的心理感情的影响。第四,关注人文。客户关注的是房屋的价值取向、精神文化氛围,关心与何人为邻。 Cascade consumption patterns indicate that buyers who buy a home have a clear hierarchy and can usually be divided into four demand sectors: First, basic needs. These customers are sensitive to price (unit price and total price) and are mainly concerned about whether the house is affordable. Second, pay attention to the physical properties of housing. Such as building function, floor area, layout, ventilation, lighting and so on. Thirdly, we should pay attention to the influence of internal and external environment, greening landscape of the community and the extended large-scale external environment, and pay attention to the treatment of the living room space and the environment’s influence on people’s psychological feelings. Fourth, focus on humanities. Customers are concerned about the value orientation of housing, spiritual and cultural atmosphere, concerned about who is neighbors with whom.
