当商品房涨得越来越高不可攀,当廉价的经济适用房紧俏得只能远观,世界上还有没有一种房子,能让普通老百姓实现安居乐业的梦想?三年多前,北京人于凌罡在搜狐等十多家网站上发帖,呼吁民众组织起来,自己买地集资建房,这样的房子能比市价便宜30%左右。面对不断飙升的房价,本以为只能束手无策的民众,这样的诱惑显然难以阻挡。很快,各种各样的合作建房组织迅速在全国各地发展起来。尽管组织形式有所不同,但思路大致相同,都是自愿组成一个民间联盟,通过法律途径取得国有土地使用权并进行建设,所建房屋归成员所有。2006年11月15日,温州市个人合作建房联盟取得30亩土地使用权,12月22日,深圳个人合作建房组织者竞得法院拍卖的两栋楼房。这是否意味着个人合作建房已经开辟了中国传统房地产市场的新模式;亦或只是偶然的个案,个人合作建房前途依然莫测?

Despite the differences in the forms of organization, the ideas are broadly the same. They all voluntarily form a coalition of civilians to obtain state-owned land use rights through legal means and carry out construction. All the houses under construction are owned by members. November 15, 2006, Wenzhou City, made an alliance of individuals and building 30 acres of land use rights, December 22, Shenzhen, the individual co-founder of housing competition court auction two buildings. Does this mean that individual cooperation in housing construction has opened up a new model of China’s traditional real estate market; or is it just a fortuitous case that the future of individual co-operation remains uncertain?
