近年来房地产库存问题成为了当前社会的热点问题,库存的攀高离不开房地产投资的推动。本文基于灰色T型关联度分析方法,对甘肃省房地产投资的影响因素进行实证分析。结果表明,对甘肃省房地产投资影响最大的因素是地区经济发展水平,其次为城镇化发展,对房地产投资影响程度最小的因素为居民收入水平。因而,当地政府在制定适合于甘肃省经济社会与房地产投资协调发展的调控政策时,应着重提高当地城镇化发展与居民收入水平,从而有效解决地区库存问题,促进房地产投资与国民经济之间的综合协调发展。
In recent years, the issue of real estate inventory has become a hot issue in the current society, rising inventory can not be separated from the promotion of real estate investment. Based on gray T-correlation analysis method, this paper empirically analyzes the influencing factors of real estate investment in Gansu Province. The result shows that the most important factor affecting the real estate investment in Gansu province is the level of regional economic development, followed by the development of urbanization, and the least influential factor on real estate investment is the resident income level. Therefore, when formulating the regulation and control policy suitable for the coordinated development of economy, society and real estate investment in Gansu Province, the local government should focus on improving the development of urbanization and residents’ income in order to effectively solve the problem of regional inventory and promote the relationship between real estate investment and national economy Comprehensive and coordinated development.
