本文主要分析了金融的证券化和不动产的证券化的有关问题 ,包括金融的证券化和不动产的证券化的分类与要素 ,金融的证券化对于金融体系稳定性的影响以及对于不动产的证券化的基本分析。在金融的证券化对于金融体系稳定性的影响分析中 ,主要是从债权的流动性和交易费用降低这两个侧面来分析证券化对金融体系稳定性的影响。在对于不动产的基本分析中 ,分析了结构证券、职能化和机构化问题。
