随着我国房地产市场的迅猛发展,商业银行个人住房贷款业务快速增长,已成为我国居民购买住房的主要融资模式,也是我国商业银行贷款业务中重要的项目。近几年来,个人住房抵押贷款业务已逐渐成为各商业银行的核心业务之一,其规模在银行资产中的比重呈现上升趋势。然而近年来银行实际运作情况表明:个人住房贷款业务的安全性不容乐观,贷款风险正在日益增加,逐步进入风险暴露期。如何控制个人住房贷款风险,确保信贷资金安全,维护金融体系稳定,规范房地产金融业务的健康、稳定发展,是摆在商业银行面前的永恒课题。本文首先对目前我国商业银行个人房贷业务的现状和未来发展趋势进行了分析及预测,然后对已出现的风险和潜在风险两方面进行了深入的阐述,并提出了相应的对策和建议。
With the rapid development of China’s real estate market, the rapid growth of personal housing loan business of commercial banks has become the major financing mode for Chinese residents to purchase housing and is also an important item in the loan business of commercial banks in China. In recent years, the personal housing mortgage loan business has gradually become one of the core businesses of commercial banks, and its proportion in bank assets shows an upward trend. However, the actual operation of banks in recent years shows that: the personal housing loan business is not optimistic about the safety of the loan risk is increasing, and gradually into the exposure period. How to control the risk of individual housing loans, ensure the safety of credit funds, maintain the stability of the financial system, and standardize the healthy and steady development of the real estate financial business are the eternal topics before commercial banks. This article first analyzes and forecasts the current status and future development trend of personal mortgage business in commercial banks in our country, then elaborates the existing risks and potential risks in depth, and puts forward corresponding countermeasures and suggestions.
