为了研究城市轨道交通与沿线土地价值的相互影响关系,分别从区域因素、经济因素、政策因素等方面对城市轨道交通对于沿线土地价值的影响进行了定性分析,同时运用特征价格理论,建立了城市轨道交通与沿线区域土地价值的关系模型,并对哈尔滨市轨道交通1号线沿线土地价值进行实例分析,验证模型的可应用性。研究表明:城市轨道交通建设与沿线土地价值之间存在定量关系,其中与轨道交通站点的距离及轨道交通站点周边商业设施建设为主要影响因素。城市轨道交通的建设对于沿线土地价值的保值与提升有很大的促进作用,并且轨道交通沿线土地价值中约17.03%的效益来自于城市轨道交通建设,可直接影响沿线的土地价值。
In order to study the interaction between urban rail transit and the value of land along the line, this paper qualitatively analyzes the impact of urban rail transit on the land value along the route from the aspects of regional factors, economic factors and policy factors. At the same time, using the characteristic price theory, The relationship model between rail transit and the value of land along the line, and an example analysis of the land value along the line 1 of Harbin Rail Transit to verify the applicability of the model. The research shows that there is a quantitative relationship between the construction of urban rail transit and the land value along the railway line, among which the distance from the rail transit station and the construction of commercial facilities around the rail transit station are the main factors. The construction of urban rail transit greatly contributes to the preservation and enhancement of the land value along the railways. And the benefit of about 17.03% of the land value along the rail transit comes from the urban rail transit construction, which can directly affect the land value along the line.
