近年来房价的成倍增长引起全国的重视。一部分人认为中国房地产已进入泡沫阶段,另一部分人认为尚未进入泡沫时期,属于正常起伏。本文通过房地产成本,住房需求增加等方面来分析,认为在中短期成本推动房价上升仍然是必然趋势,因此中国房地产价格的泡沫时期还未到来,并就如何控制房价过快的增长并防止演变成泡沫给出相应建议。
In recent years, the doubling of housing prices has aroused national attention. Some people think that China’s real estate has entered a bubble stage, while others think it has not yet entered the bubble period and is a normal ups and downs.
