美国统计局发布的数据显示,4月美国的新屋开工量创下了历史新低。5月,全美总计发放新屋建筑许可51.8万张,环比增加4%,同比减少了47%。2009年初,美国的新房建设量和房产成交价格都大幅下降,其程度是“二战”以来最大的。几个城市的房价甚至降到了1990年的水平。下图数据来自美国房产经纪商协会提供的大城市独栋屋销售数据。图中橘色区域为2009年1月房价降到1990年水平的地区,深蓝色区域是2009年1月地产还在升值的地区。
Data released by the United States Bureau of Statistics showed that new housing starts in the United States hit a record low in April. In May, the nation issued a total of 518,000 new building permits, an increase of 4% quarter-over-quarter and a year-on-year decrease of 47%. At the beginning of 2009, the volume of new home construction in the United States and the transaction prices of real estate all dropped drastically, the largest since World War II. Rates in several cities even dropped to 1990 levels. The graph below is from the sales data for single-family home sales in the major cities provided by the National Association of Realtors. The orange area is the area where house prices fell to 1990 levels in January 2009, and the dark blue area is the area where real estate is still appreciating in January 2009.
