我国长期以来形成的不合理房价根源在于缺乏长期有效的房地产市场机制。短期政策多次运用使调控效果减弱,随着市场波动而调整,不能长期运行。房地产调控思路需要转变,必须摒弃以往短视化的治理思维,要靠长效机制来彻底解决中国房地产价格问题。本文从我国房地产价格现状和短期调控的弊端方面分析房地产长效调节的必要性,并提出具体的房地产价格财政长效调节的解决措施。
For a long time our country has formed unreasonable housing prices is the root cause of the lack of long-term and effective real estate market mechanism. Short-term policies to control the effect of multiple use weakened, with the market fluctuations and adjustments, can not be long-term operation. Real estate regulation and control ideas need to change, we must abandon the past short-sighted governance thinking, rely on long-term mechanism to completely solve the real estate prices in China. This article analyzes the necessity of long-term regulation of real estate from the current situation of real estate price in our country and shortcoming of short-term regulation and control, and puts forward the concrete settlement measures of long-term regulation of real estate price finance.
