作为一种客观存在的物质形态,房地产是房产与地产的概括名称,包括土地以及其永久建筑物和权利。由于其特点如位置的固定性及不可移动性,又被称为不动产。近几年来,国家为了扩大内需,大力鼓动推进房地产消费。一方面,房地产市场进入快速发展的黄金时代,开发和买卖加速发展;与此同时,房价一直高居不下,尤其是在大城市间。于是中国是否有房地产泡沫现象称为探索研究的一个重要项目。本文将从房地产泡沫的成因、影响以及发展建议三个方面来探讨。在研究国外较成熟经验的基础上,对我国相关问题进行研究,为我国房地产泡沫现象提供相应帮助。
As an objective physical form, real estate is the general name of property and real estate, including land and its permanent buildings and rights. Because of its characteristics such as location of the fixed and immobile, also known as real estate. In recent years, in order to expand domestic demand, the state strongly encourages the promotion of real estate consumption. On the one hand, the real estate market has entered a golden age of rapid development, while the development and trading have accelerated. At the same time, housing prices have been consistently high, especially in metropolitan areas. So whether China has a real estate bubble phenomenon is called an important project of exploration and study. This article will explore the causes of the real estate bubble, the impact and development proposals to explore three aspects. On the basis of studying more mature foreign experiences, this paper studies the relevant issues in our country and provides corresponding help for the real estate bubble phenomenon in our country.
