对广州房地产业来讲,这个秋天不同寻常。8月份,广州商品房价格继续保持上涨态势,市十区的一手住宅签约均价为9897元/平方米,逼近万元,创历史新高;9月11日,在广州市土地交易中心举行的拍卖中,富力以1.87万元/M2拿下的白云云祥路地块,新地王产生了。9月份,广州再次加大土地供应,并于月底推出本市卖地史上面积(占地11.4万平方米)最大、起拍底价(38.6亿)最高的一幅商用地块蜒天河区猎德路猎德村地块。加上广州首批双限房和经济适用房正式推向市场,广州楼市以何种姿态出现在这个黄金周,充满了悬机。纵观目前中国宏观经济形势并不乐观。8月中国 CPI 上涨6.5名,引发新一轮通货膨胀;中国贸易顺差继续扩大,人民币升值压力依然存在;货币流动性过剩,央行持续进入加息通道;美国“次贷”余波未平,内地二手按揭贷款趋紧。在这些众多因素中,既有外资流入推动楼价上涨的积极因素,亦有“楼市泡沫”潜存的风险。如何判断楼市的下一步发展趋势,十分考验智慧。无论宏观形势如何变化,楼市产品创新的步伐不能停止。在国家全面实施“建筑节能标准”情况下,通过创新产品,开展节能,利用新材料、新科技提高产品的附加值,对每一个企业来讲,都具有实质性意义。基于此,本刊和吉博力公司联合召开了“2007秋季广州楼市发展论坛暨建筑节能节水与卫浴文化互动沙龙”。
