随着我国市场机制的日益完善,土地市场加快了改革的步伐,我国的国有土地尤其是经营性土地供应,逐渐进入了以市场价格为核心的土地资源市场配置阶段,土地招拍挂的市场交易规则在全国范围内也得到了建立。本文从我国现行的土地招拍挂制度入手,通过对招拍挂制度下我国增量土地市场集中度的分析,得出了招拍挂制度对城市房地产市场结构产生影响的重要因素。
With the improvement of the market mechanism in our country, the land market has accelerated the pace of reform. China’s state-owned land, especially the supply of commercial land, gradually entered the market allocation stage of land resources with the market price as the core. The rules have also been established nationwide. Starting from the current system of land bidding, auction and auction in our country, this paper analyzes the concentration of incremental land market in China under the system of bidding, auctioning and hanging, and concludes that the bidding and auctioning system has an important impact on the urban real estate market structure.
