房地产投资不均衡对房地产业和区域经济的发展有重要的影响。将泰尔指数用于房地产投资的地区差异的分析,重点考察了1991—2007年东中西部房地产投资的差异及其分解,认为,中国房地产投资的地区差异比较显著,变动趋势呈M型分布;东中西部地区之间的差异是总体差异的主要影响因素,但重要程度在不断下降。同时,还初步分析了造成差异的原因,并提出了相应的政策建议。
Unbalanced investment in real estate has an important impact on the real estate industry and the development of regional economy. This paper analyzes the regional difference of the real estate investment by using the Theil index, mainly investigates the difference and decomposition of the real estate investment in the east, middle and west of China from 1991 to 2007. It holds that there are significant regional differences in real estate investment in China and the trend of change is M-type distribution. The differences between the eastern, central and western regions are the main influencing factors of the overall differences, but the degree of importance is declining. At the same time, it also analyzes the causes of the differences and puts forward the corresponding policy suggestions.
