近年来,随着中国住宅市场的相对疲软,商业地产进入了蓬勃发展期,许多知名的地产公司纷纷宣布进军商业地产,进行超级商业综合体的运作。不仅仅是传统的地产公司热衷于商业地产的运营,以传统饮料发家的杭州娃哈哈集团也进入商业地产投资,开设娃欧商场,其投资力度之大,有奋起直追中国商业地产巨头万达的势头。商业综合体其实并不排斥住宅,它是随着城市功能的综合化、规模大型化和空间与流线组织复合化而催生的一种全新的复合地产模式。一般而言,商业综合体都包括了购物中心、酒店、写字楼、住宅等业态,基本形成一个小而全的社会。
