在我国老龄化日益加速的社会背景下,养老地产近年来逐渐成为房地产企业关注的热点。然而,养老地产这一在西方十分兴盛的开发形态,并不完全适合我国国情,在我国的发展也遭遇了困局。本文在总结国内外养老地产发展的经验教训基础上,将养老地产与常规地产相结合、以“终生受用”为理念发展出健康地产的概念,延伸出乐活住宅地产和养生度假地产两个分支,体现为“可持续乐活社区”和“多元养生度假基地”两种产品形态。本文尝试构建健康地产的产品构成,运作模式和盈利模式,并分析其市场空间。我们认为,健康地产具有广阔的发展前景,在3—5年后将迎来产业爆发期,全国有13个主要城市已具备发展健康地产的基础。因此,开发商应在当前做好准备,尽快启动项目试点,搭建资源平台,积累核心能力。建议政府对健康地产业务的发展予以一定的政策优惠,以扩大健康地产业务的受众面,提高社会福祉,实现企业、政府与社会的三赢。
In the increasingly accelerated aging of our society, pension real estate in recent years has gradually become the hot spot for real estate companies. However, the form of development in the elderly that is very prosperous in the West is not entirely suitable for the national conditions of our country, and the development in our country has also encountered a dilemma. On the basis of summarizing the experiences and lessons of the development of nursing home and abroad at home and abroad, this paper combines the concept of healthy real estate with the concept of healthy property by combining “pension real estate” and “real estate”, and extends the concept of “ A branch, reflected as ”Sustainable Community “ and ”Multiple health resort base " two product forms. This article attempts to build a healthy real estate product composition, mode of operation and profit model, and analyze the market space. We believe that healthy real estate has broad prospects for development and will see the outbreak of an industrial boom in 3-5 years. The 13 major cities across the country already have the foundation for the development of healthy real estate. Therefore, developers should be prepared at the moment to start pilot projects as soon as possible, build a resource platform, the accumulation of core competencies. It is suggested that the government should give certain preferential policies to the development of healthy real estate business so as to expand the audience of healthy real estate business, improve social welfare and achieve win-win situation for enterprises, government and society.
