房地产档案是房屋最原始、最重要的资料,在物权公示原则下,房地产档案无论对于权属登记或是日常查询,都极具使用价值。目前我国大多数城市所实施的房地产登记制度是分级登记形式,在档案查询时存在诸多限制,使其利用价值无法充分实现。笔者结合房地产档案管理实务工作中遇到的部分问题,就如何在物权公示原则下进一步完善房地产档案查询制度谈一点自己的看法。一、物权公示原则的重要性 Real estate file is the most primitive and important information of the house.
